1. The service

Plushy operates tryplushy.com as a free informational service. When you submit your property details, we generate a personalized revenue report using comparable short-term rental performance data sourced from a third-party data provider (AirROI). The report is intended to give you a directional sense of what comparable properties earn — it is not a guarantee of what your specific property will earn.

You may also schedule a 15-minute call with our advisor team to review your report, market opportunities, and current short-term rental trends. The call is informational. If you later choose to engage Plushy as your property manager, that engagement is governed by a separate agreement signed at that time.

2. Acceptance

By submitting a request through tryplushy.com, scheduling an advisor call, or otherwise interacting with our services, you confirm you are at least 18 years old, you have legal authority to enter into agreements, and you accept these Terms and our Privacy Policy.

3. The report is free + sourced from a third party

The revenue report is provided to you at no cost. The underlying market data is supplied by a third-party data provider (AirROI). Plushy is not the source of the data and does not independently verify it.

The report reflects modeled estimates based on comparable bookings, occupancy patterns, and market conditions in your area. Actual performance for any individual property depends on many factors outside the model — including but not limited to: property condition, photography, listing quality, pricing strategy, response time, guest reviews, seasonality, local regulations, and broader market conditions. Plushy makes no guarantee about your property’s actual revenue, occupancy, or profitability.

How max guest count is estimated.The form on tryplushy.com collects your address, bedroom count, and bathroom count. The report’s underlying model is sensitive to a property’s maximum guest count, so we estimate it from those inputs using a simple heuristic: roughly two guests per bedroom plus two for a couch, capped at four guests per bathroom (e.g., a 2-bedroom / 2-bathroom property is estimated to sleep 6). Properties with unusual sleep capacity — pull-out couches, bunk rooms, finished basements with beds, or a stricter occupancy cap you choose to enforce — may produce a meaningfully different report than what your property would actually do. If yours is an outlier, mention it on the advisor call so we can model it more accurately.

The report is for informational purposes only. It is not financial, tax, legal, or investment advice, and is not a recommendation to buy, sell, or operate any property. You assume all risk for any decision or action you take based on the report. Consult qualified professionals before relying on the report for any material decision.

4. Acceptable use

You agree not to:

• Use the site for unlawful or fraudulent purposes.
• Attempt to gain unauthorized access to any part of the site, our systems, or other users’ data.
• Use automated means (bots, scrapers, headless browsers) to interact with the site or to submit reports without consent.
• Submit false, misleading, or inaccurate information.
• Reverse-engineer, copy, or commercialize the report output for purposes that compete with Plushy.
• Use Plushy’s services to harass, abuse, or impersonate any person or entity.

5. Communication consent

By submitting your information through Plushy’s report or scheduling form, you authorize Plushy and our team to contact you about your property, your report, and our services. This may include phone calls, text messages (SMS/MMS), and emails.

Standard message and data rates may apply for SMS. Message frequency varies. You can opt out at any time:

• Text: reply STOP to any message
• Email: click the unsubscribe link in any email
• Phone: tell our team you’d rather not receive future calls

We honor opt-out requests promptly. Consent to receive these communications is not a condition of receiving the report. See our Privacy Policy for full details on how we use your contact information.

6. Intellectual property

The site and its content — including the report presentation, design system, and Plushy branding — are owned by Plushy or our licensors. The underlying market data is licensed from AirROI. You may use your own individual report for personal informational purposes. You may not republish, redistribute, or commercialize any part of the site or any report you receive.

7. Third-party services + links

The site integrates third-party services (AirROI for market data, Cal.com for booking, ElevenLabs for voice AI, Twilio for telephony, and others listed in our Privacy Policy). When you use those integrations, the third-party’s terms also apply to that interaction. We’re not responsible for the practices of services we link to.

8. Disclaimers

THE SITE AND THE REPORTS IT PROVIDES ARE PROVIDED ON AN “AS IS” AND “AS AVAILABLE” BASIS. TO THE FULLEST EXTENT PERMITTED BY LAW, PLUSHY DISCLAIMS ALL WARRANTIES, EXPRESS OR IMPLIED, INCLUDING WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, NON-INFRINGEMENT, AND ACCURACY OF DATA.

9. No liability for the free report

The report and the website are provided to you at no cost. To the fullest extent permitted by law, Plushy has no liability of any kind — direct, indirect, incidental, consequential, special, or punitive — for any loss, damage, claim, or expense arising from your access to or use of the free report, the data underlying the report, the website, or any decision or action you take based on them.

This includes, without limitation, lost profits, lost revenue, lost bookings, missed business opportunities, reliance damages, regulatory fines, and any third-party claims. The disclaimer applies whether the alleged liability arises in contract, tort, statute, or any other legal theory, and whether or not Plushy was advised of the possibility of such damages.

If, despite the foregoing, a court of competent jurisdiction holds that Plushy is liable in connection with your use of the free report or the website, the total aggregate liability shall not exceed the amount you have paid Plushy for the report — which is zero.

This section does not apply to any separate paid property-management agreement you may sign with Plushy. That agreement, if and when entered, is governed by its own terms.

10. Indemnification

You agree to indemnify and hold harmless Plushy and its officers, employees, and agents from any claim, demand, loss, or expense (including reasonable attorneys’ fees) arising from (a) your violation of these Terms, (b) your violation of any law or third-party right, or (c) your misuse of the site or the report.

11. Termination

Plushy may suspend or terminate your access to the site at any time for any reason, including violation of these Terms. You can stop using the site at any time. Termination doesn’t end any obligations that by their nature survive — including the disclaimers, limitations of liability, and indemnification sections.

12. Changes to these terms

We may update these Terms from time to time. When we do, we’ll update the “Last updated” date at the top of this page. Continued use of the site after an update means you accept the revised Terms.

13. Governing law + disputes

These Terms are governed by the laws of the State of Delaware, without regard to conflict-of-law rules. Any dispute that can’t be resolved informally will be resolved exclusively in the state or federal courts located in Wilmington, Delaware, and you consent to the personal jurisdiction of those courts.
